BREEAM In-Use environmental classification

Environmental classification

Environmental classification is a tool for measuring, verifying and improving the environmental performance of real estate. We provide BREEAM In-Use preliminary study and auditing to our customers. In the preliminary study, we assess the current classification level of real estate and define development measures to achieve the desired target status. Our qualified BREEAM Assessors review the requirements for real estate, followed by the BRE (Building Research Establishment) certification based on the Assessor’s report.

What is BREEAM In-Use?

BREEAM (Building Research Establishment Environmental Assessment Method) is based on a common European standard and is so the most widely used environmental property classification system in Europe. BREEAM In-Use measures the environmental performance of real estate in use. It is available e.g. for commercial and logistics properties, shopping centres and, from 2020, also for residential buildings. In the system, any real estate is rated on a seven-point scale from 0 to 6 stars, i.e. ”Unclassified” – ”Outstanding”. Most of real estate in Finland are classified as “Good” and “Very Good”. BREEAM In-Use certification requires a quality audit conducted by a local assessor (BREEAM Assessor).

  • Suggested measures to improve performance
  • BREEAM In-Use Certificate

Image and competitiveness

The environmental classification directs real estate to more sustainable and responsible activities, which improves their image and competitiveness. The classification also enables you to easily compare environmental performance within your real estate portfolio.

Meeting the owner’s requirements

More and more real estate owners are demanding a clear picture of the environmental performance of their properties. Sustainable real estate has a higher occupancy rate and an increased market value.

Satisfied occupants of real estate

Environmental classification directs attention not only to environmental aspects but also to health and well-being aspects. As development measures and conditions improve, maintenance and operating costs will decrease, as will the satisfaction of the occupants of the premises – and thus productivity.
